With over 40,600 units available across 343 active developments, buyers are no longer settling for generic offerings. Success now hinges on a property’s ability to meet the precise needs of targeted buyer segments—whether that’s end-users in mixed-use complexes, price-sensitive entry-level buyers, or luxury seekers chasing ocean views.

Here’s a breakdown of the key trends shaping Phuket’s real estate landscape this year.

Market Overview: Condos Dominate, But Landed Properties Gain Traction

Condominiums continue to lead the supply, accounting for 83% of the total inventory with 33,704 units across 124 projects. However, the landed property segment—villas, townhouses, and semi-detached homes—is growing in popularity, with 6,896 units available across 219 projects.

Notably, several major Bangkok-based developers, such as Sansiri and Ananda, have expanded into Phuket, signalling strong confidence in the island’s residential demand. RHOM Bho Property currently holds the largest market share by units.

Price Trends: Premiums Widen for Branded and Beachfront Properties

Phuket’s prices are on the rise, with clear premiums for branded, landed, and beachfront properties:

– Condominium median price: THB 144,000 per sq.m
– Villa/landed property median price: THB 70,000 per sq.m

Branded condos command a 28% premium over non-branded units, while branded villas can be priced up to twice as high per square meter.

Compared to Bangkok or Singapore, Phuket offers significantly lower prices for comparable products, especially in premium areas like Bangtao, which combine beach access, privacy, and rental potential.

3. Maturing Development Ecosystem
Established developers are raising the bar with refined mid-to-upscale projects. Mixed-use developments and lifestyle hubs are turning isolated areas into vibrant, walkable micro-districts.

4. Growing Commercial Support
With 12 shopping malls and 7 new projects in the pipeline—including Siam Premium Outlet and Central Phuket expansion the island’s commercial infrastructure is keeping pace with residential and tourism growth.

Rental Market Remains Robust

Driven by international arrivals and long-stay trends, rental demand is strong in hubs like Cherngtalay, Rawai, Kamala, Patong, and Chalong.
– One-bedroom condos are the most sought-after, with rents starting at THB 22,541/month.
– Larger villas (3–4 bedrooms) average THB 179,445/month for short-term stays, favored by families and high-spending visitors.
